@ Beth: Be more specific. I work as short sale realtor and as a 3rd party short sale negotiator. I assume your "mini appraiser" is a BPO (broker price opinion), not a miniature appraisal person. The BPO being done is progress, but many variables.
Is contract near(90%) market?
Buyer truly qualified?
HAFA eligible?
Any PMI?
Short sale package submitted-Complete?
Add'l money from buyer/seller if needed for 2nd?

I agree with all the above. But, this sounds like an Auction.com, REOauction. If so, the
" opening bid" has no relation to the reserve price, which is not revealed. The reserve could be $150-200K.

Yes, seriously. You think it's great to run around trying to do deals with a fake proof of funds? Are you Serious? You might also want to use a fake name, fake SS # and go into the loan mod scam biz.
