I am wanting to move an IRA rollover into a self-directed IRA and I have a couple of questions I need help with.
By the way, I am thinking of using it for tax liens and/or private lending.
1) Do I need to set up an LLC in the IRA?
2) the two custodians I am looking at are Sunwest Trust and Equity Trust, which of these two is the better all-round option, for ease of transactions, fees, customer service, etc.

With me being new to the wholesaling side of investing, what are you buyers out there looking for so I can be efficient in supplying quality properties?
I know the numbers working is probably the biggest issue, but after that what are the keys you look for.

Thanks Mitch and Jon for the feedback, since I am 2 years from that "magic" age would it be more advisable to do a rental or go with more of a buy and flip?

I am thinking about an SD IRA for the purchase of a rental property and my question is, I know that all of the rent payment goes back into the IRA but once it is paid off does the payment continue to go into the IRA or can it be transferred into another account?
I am still not sure of all the in's and out's, pro's and con's of the SD IRA. So any help will be greatly appreciated.
