@James Pederson have you picked up the phone and had a conversation with him to hear his side of the story ? He may have documentation showing he notifies investor of additional charges.

It would seem to be a shame to ruin your relationship with him and a marriage to boot for a total misunderstanding.

@Allan C. I understand that part what I really dont like is how two different appraisers can be off from each other so much.

I will say that is very rare that two homes are exactly alike hence making appraisals very difficult. Being that he had several offers above asking price would indicate that the market considers that the value.

Again I understand the reason why to keep the banks from getting in trouble but there are flaws in the system.

@Glen Holmen last year i had a listing where with ine if the alphabet loans ( dint remember which one) that came in low. Put it back in the market and reeived a conventional offer for more then the first. Closed without any issues.

I understand the reasoning why we have appraisals but imo they are a bit of joke. My understanding is something is worth what a willing and able buyer is willing to pay.

@Mason Hickman what is your work around for no landlord reference ? Past property tax bills ?

I guess my thought is we may be missing out on great tenants by refusing to deviate from the guidelines we have set in place for ourselves. If someone has no landlord references we can inquire as to why. Since someone that has at one time owned their own home should arguably be a better tenant ? If the candidate has been self employed for years and has always paid the bills could be considered more resourceful ?

I have a hypothetical question....I was reading a post earlier where previous landlord and employment verification is strongly recommended.

My personal situation is I have never rented and own my own home. I am self employed so who verifies my employment ? If I were to sell my house tomorrow (i dont have intentions to) would I not be able to rent from you'll even though my personal finances are great ?

@Furrlo Rogers no license needed is very common in our area so as someone mentioned check what requirements are in your paticular locality.

Cost plus can work great if you have a reputable contractor however you can very easily being taken advantage of if the contractor is less then honest. (Contrary to a what seems like a popular opionion here not all contractors are dishonest. They need to make just like you and need to charge accordingly).

If you know the contractor and he agrees to it I say go for it.

@Jennifer Chun most sheeting is only 1/2" or 5/8" thick so if you dont see nails on the other side its likely you wouldnt have much penetration.

If I may ask what leads you to believe this would cause leaks and mold ?
