As a Title Company, we are unable to use funds from the sale of a property to fund the purchase. At one time this was allowed but is no longer legal or acceptable under RESPA regulations. 

You do have other options. You can use transactional funding or bridge lending. This is a very short term loan which is typically repaid same day. You can also assign the Contract instead of doing a Double Close. If the issue is the Seller knowing your fee we are able to provide them a Seller side only Settlement Statement.

Since the state is so different from one City to the next, I agree that you will need to find area specific agents. A lot of our Investor clients buy and sell in Columbus and Cleveland so that might be a good place to start.
