@Sid Shankar the lenders we work with don't have limits on the # of units. We can do super low rates on purchase loans, refinance your hard money loan, or do a cash out refinance in most states. PM me please for more info...

Our newest commercial lender for NOO DSCR loans of 1 or better starts at 4.250% for 55% LTV and 750+ FICO. Rates go up for higher LTV or lower FICO. Low docs, no income verification or tax returns, just a good FICO, all based on appraisal and a DSCR of 1 or better.

@Jim Roach As you start peeling back the layers on this big stinky onion, I am sure you will find plenty of rot and incredible costs if you need to foreclose, evict, trash out, and repair the typically junky properties to junky borrowers that force someone to write a CFD on that need $30k to make then worth $30k. There are so many better and less stressful ways to make money in notes. Do let us know how it goes.

This is a private lending opportunity to fund a cash out refinance on a property that is appraised at $140,000.00, for a 71% LTV cash out refinance loan. The property is on 5 acres in Ocala, FL, and there are two permanent mobile homes that are being rented by one family for $1,250.00 a month. He has owned for fifteen months, with a perfect rent roll, on time every month.

They are looking for a 10%, 5 year balloon loan, 30 year amortization with a 3 year pre-payment penalty. AND a 50/50 split of the profits. A $100,000.00 loan should have payments of $877.00, so the cash flow is $373.00 or $186.50 per month in addition to the 10% annual.
