I looked at 3 properties on the list that are in an area that interest me. 2 were not on the MLS. Does this mean they are going to auction or will eventually make it on the MLS?

My mother recently became a realtor and sent me a list provided to her by the Company. It lists something like 600 addresses, class, legal description, mortgagor, mortgagee, trustee and origional/unpaid balance.

My question is, what now? Will these be going to auction, do I contact the Mortgagee, do I wait for it to go on the market?

Obviously I am new at looking at foreclosed properties. My mother owns a few rental houses, which she got through word of mouth. She now has another job and am looking to start my Real Estate Empire.

No plans to do either yet. I have access to more cash and have credit lines I could tap into also.

Thanks for the welcome. I guess I should be more specific. I'm living comfortably with plenty of investments and cash that is diversified. I'm wanting to use this money and maybe some more cash for some alternative investments. It may be real estate, investing in a start up, etc. Anyways, I was just looking for some personal stories/opinions on what people did when they were starting out in this great world of real estate.

Long time reader, first time poster.

I wanted to see some of the other people's starting financial situation and what their immediate goals were.

I'm currently 25 and have been long interested in getting into Real Estate investing. I have a pretty large commission check ($30k for me is large) that will be coming in April and would like to put that to good use rather than blow it in Vegas.

It seems that in my area (North Dallas) finding a property to flip are far and few between. However, I have found some properties that from the surface, look to return a pretty decent cash flow.

Anyways... what are some of the starting situations you experienced, and what were your immediate goals?
