Hello Bigger Pockets community;

  I am able to get into small list of properties with a great discount that I know I can wholesale to investors in my area. I am able to get Soft Proof of funds and Hard proof if needed by seller. I wonder what you guys recommend as a good strategy to close on the cash buyers; double closing, assign the contract or using transaction funding for 3 days. Please explain your opinion as well.
