This thread is a great reminder that there are consequences for not raising the rent, too.

This won't answer your question but something I'd consider: Lots of the housing materials cost approximately the same for a nicer rent or low income. Water heater, roof, HVAC, panel boxes, etc.

What kind of lender @Keith Nicholson? HML? Conventional?

I agree with @Dan Malejko that the type of property you own should be the driver on what type of manager you're looking for.
