Like Gary and Taylor said, you definitely need to factor in contingency costs. I'd be conservative and lean towards 20%. My first flip also needed a top to bottom renovation and houses like that are full of unexpected surprises...especially once you start digging into the bones of the house. Just make sure, if you do make an offer on the house, to include a option/inspection period and make sure your inspector/contractors are really thorough. Best of luck and keep us posted!!

Hey @Account Closed - Thanks for the reply. I will definitely reach out to you when I'm getting closer to landing back in the States. As of right now, I'm planning on regularly attending the local BP meetups, Austin RENC meetings, and the Real Estate Council of Austin meetings. Any that I'm missing?

Hey BP Family - I'm just starting to really ramp up my job search for when I make the move to Austin in February. As of right now, I'm broadly searching for both residential and commercial companies involved in the REI process, whether that be development, property management, lending, etc.. I'm coming from a commercial mixed-use development/property management/leasing position, am a licensed real estate agent, and have degrees in both Finance and Accounting.

Hoping to get some feedback on any companies the Austin BP community might think are worth reaching out to (whether they are hiring or not).

My profile page goes into a little bit of detail about my educational and professional background, in case anyone is curious...but I'd be more than happy to send over my resume if anyone would like to see it or knows of someone who might be interested.

Thanks everyone for reaching out! Always nice to see there is a strong Austin presence here on BP! Not sure if you all know about the BP meetup group that @Mike Walker has put together...but if you haven't, you should give him a shout. I think it would be great if we could continue to grow that group.

I agree with @Clay Smith on this one. Also, the BiggerPockets Podcast Show #55 is a good one to listen to in terms of finding a lender that will consistently work with you on getting you're deals financed.

Hey BP Community - Hope everybody out there is doing well! Just finally getting around to giving my official "New Member Introduction", though I've had the chance to connect with a number of people on here in the past month or two...which has been really great.

I guess the first thing to note is that I'm currently a little over 3 months in to a 6 month trip around the world with my Fiancé (8 countries/4 continents). It is one of those trips that we felt we needed to go on before settling down in Austin, TX. I was actually able to fund my part of the trip with a portion of the profits I made from a [live-in/house hacking] fix-n-flip that I sold in June of this year.

Though I thoroughly enjoyed that flip, flipping is closer to the bottom of my real estate aspirations. I find myself more interested in building a portfolio of multi-family and single-family properties. And I've always been most intrigued with the buying side of the transaction (i.e. finding the best deals, creative financing, etc.). That's what suits my personality best, hence my degrees in Accounting and Finance I suppose.

To sum it all up, I'm taking this time off to enjoy the world and to continue to learn as much as possible about the wonderful world of real estate investing. Books, podcasts, blogs, forums, networking, etc....I'm doing my best at expanding my knowledge, and once I land back in the States (in February) I'm hoping to hit the ground running, find a great job in the real estate investment industry, and keep moving forward with my own personal investing goals.

So if you have a spare minute...I'd love to hear from anyone who wants to connect!
