I came aross a 3bed 2 bath manufactured home with a large 2-3 car garage that needs a complete update inside and out. I went to look at the property with the owner and he told me the bank actually owns it and he still owes 117k on the property. It sits on a 1 acre lot wich in my opinion is worth more than the house itself. Is there a way that i could wholesale this property even tho the bank owns it?

So I'm still trying to grasp the wholesaling process so please correct me if I'm wrong. I find a property that I want to wholesale, get the best deal possible on the property and get it on a contract. Then advertise the property to my real cash buyers. My question is can i do this without any money out of pocket? Can I do this when the seller has an agent? Do I need a lawyer to draw up my contracts or the easiest way to get contracts? And what happens if I get a property under conract but cant find a buyer in a short amount of time? Thanks

Thanks a lot! Still trying to wrap my head around all the different aspects of real estate. I live in a small town so I know a lot of different people but is building a business harder as opposed to a bigger city? And what's the easiest way to find other wholesalers or flippers? Thanks again

I am new to the world of real estate investing and is just trying to get over the hump. I have done the research and read books and i havent gotten one deal done yet. I would like to start my journey in wholesaling and then flipping soon after. How do I get over the hump and get my first done deal done? Is it as simple as just posting a good deal and buyres come to you? I would appreciate any advice.
