@Tyler Bobo wow that’s a great deal, congrats on the win. Most mobile homes in my area are in 55+ communities. Funny enough, I used to live out in Dutch Harbor, AK for a few years. Great people up that way!

@Cameron Lam you mentioned that you overpaid the beginning. For myself and other newer investors in the local market would you be willing to share what you’re ballparking on local trades now having been through it several times?

@Cody Barna just to add to the conversation.... Phoenix is absolutely nuts right now. Inventory is crazy low. It’s a sellers market like you cannot believe. I own 3 class A properties that have each appreciated 10% per year each of the last 2 years. Rents are rising, population is rising, big employers are moving into the area and Scottsdale was recently named #1 place to live during the pandemic.

Obviously cap rates are being squeezed as more people take notice and the 1% rule is terribly hard to find, but not impossible.

@Steve Vaughan I agree. Thanks for the feedback. I've had the same debate internally. When I factor in the appreciation that the current Phoenix market is experiencing and the tax benefits my ROI becomes much better than I'm able to find in paper equities at the moment.

People tell me that you shouldn’t count on market appreciation when making these decisions....but I can’t blindly ignore an entire aspect of an investment.

I realize the question is subjective and wide open for error on the side of the operator. I’m hoping seasoned investors who have accounted for maintenance, capex, management, etc appropriately will chime in. Perhaps that’s wishful thinking.

@Russell Brazil would you say that’s typical of the area over the last couple years or trending in one direction?
