Hello Sindee Lee, I dont teach REI , I am someone who has many years of looking for the right program. I was sent the information by Wendy Patton , who seems to have sprung up again marketing various programs. I dont endorse any of her programs but have read several of her books. Research is the key to success.

Just viewed Wendy Patton sponsored presentation of Nick Sidoti webinar. HAs anyone purchased this program at $795? I am aware that the concepts works as I met a woman who stopped flipping houses and rents single family homes for vets. She visits the house during the week and checks on the vets, and answer any questions. She said that the VA sends a van to pick up residents to transport them to their appointments at the VA facility. The only issue I had when researching this type of investment. Finding the point of contact for the VA was very difficult. I welcome all responses ...this is very interesting.

Hi All, I have a property in NY that was damaged by water, then mold, and now is ready to be repaired before sale. I have holding costs, and M concerned that it won't sell before the holding cost money runs out.  The house is structurally sound, and I have new architect drawings completed. The municipality has dragged its feet, and have approved the plans for repairs. I am thinking it may be better to do some repairs and sell it as is. Cut all losses. The property is an estate, with a reverse mortgage from a predatory lender on it. All point of views is welcomed!  The Property is in a community in New York that is highly sought after. 6 miles from NYC , Westchester County NY 3100 square feet ,

I came across the site Fund that flip.com and was wondering if they were legit. Ha anyone had experience with them?

Through the course of my travels I have come across several vacant properties in good ,stable housing markets, that have gone untouched in years. Can anyone provide suggestions on doing due diligence on locating the current owner of the property,and the tax status? I continually seem to find these properties .. I need a little direction on conducting the research.

Has anyone had experience in working with hard money lenders, as partners, to work in a local market place to bring in borrowers, and investors?
