UPDATE:

I placed rat poison all around the property and checked on it a few days later. All the poision was still there except one, which had been pulled into a hole beside the house. I then stuffed that hole and some others I noticed with steel wool then patched them with a small bucket of quick set concrete. Since doing this the tenanat has seen very limited mice and thinks there is one left, which he is in the process of trapping. Thanks for all the suggestions. I hope this solves the problem for good. It cost me less than $15 dollars for all the materials needed. I would pay $15 over $1800 anyday. Thank God.

After stuffing the holes with steal wool should I cover it up with spray foam. I heard mice will pull the wool out the hole to regain entry.

I put some rat poision out that the city gave me and I am going back in a few days to seal up some possible entry points with steel wool. Where should I buy the steel wool? and is there a specific type I should be buying? I plan to put more rat poision out after sealing the possible entry points. Any more suggestions?

The tenant said the problem is getting out of control and I do not have the reserve funds to fix it. I'm doing research on tenant-landlord laws in my state. I want to now exactly what their and my rights are.

Exactly how is a house sealed? Is it with wire sheets and spray foam? My investment property is an old historic house built in 1912.

The exterminators told me traps will not fix the problem because the mice will continue to find ways into the house unless it gets sealed, and if I use poision; then I have to worry about dead mice smelling between walls. In addition, What is commanders or 1Sgt info?

I think I understand. Basically a option just gives the seller the option to sell the property to another buyer if he chooses, and my end buyer can still legally go around me and deal directly with the seller. This scenerio is with me being the 1st wholesaler to the 2nd. Is this right?

UPDATE: The tenant is fed up with the mouse problem and wants to move. I get the feeling when the weather gets warmer they will leave, what should I do?

No, I'm still confused how a option protects your end buyer from stealing the deal from you. The option gives the seller the right to sell the property to someone else, so the seller could go behind me and make a deal with my buyer, cutting me out.
