Appreciate the feedback. FCI wants the bank to complete the loan serving paperwork, which requires them to approve the transaction. I think I'm going to go with Curts' suggestion to just open an account at his bank.

Nothing down

Subject to existing 82,000 first loan (monthly payment 1,150 including taxes and insurance)

estimated repairs: 10,000

ARV: 95,000

Also, does anyone know of a loan serving company that does Subject tos?

Hey BP community

I got a wholesale deal under contract for 18,000 and a buyer for 21,000. It needs a roof repair and porch 8,000. If I assign the contract besides my attorney fee of 425.00 will I walk with a check for $2,575? Also, seller has a Tenent in place paying $850 a month. Does this deal make sense?

Hello Everyone

I just found a single family house for $25,000. The owners is willing to hold for 5 years with 5000 down. Here are the numbers:

ARV is: 55,000
Repairs: 16,000
Do I still try and flip this house or do a as is lease option with 10,000 down? Any thoughts would be appreciated.

Hey Guys thanks for all the great resources and advice. I agree that there are a bunch of knowledgable people and wonderful resources on BP. I have learn so much already. I have been investing in Buffalo NY for the last 3 years. Mostly buy and hold rentals and cashflow used to continue fixing up the houses. However, I feel I am house rich and cash poor and that's why I want to move into wholesaling.

After I have come to an agreed upon price with the seller on a home how do I explain to him that I need to bring investors into the home to see it? Any help would be great. Thanks
