definitely fine to start with locating a lender, and it's great that you're going to be going to a meetup.  network, ask questions and if anything is being sold, don't buy it =) then find more meetups and go to all of them.

flipping actually takes capital... as a new investor you'll need a down payment, and then you'll need to pay holding costs every month during the rehab. you'll have interest on the loan; potentially expensive insurance; and then when it's time to sell, no one is going to help if you overestimated the ARV and you don't have enough to pay the lender back. again, not trying to be discouraging, just realistic.

can you start with a house hack, or a live in flip? 

Newbie here as well... but curious... are there additional options/strategies if you've overestimated the ARV?

Hi everyone! 
I've been eyeing this out-of-state SFH for quite sometime now and wondered why it had been sitting on the market for so long. After running a quick Google search it turns out it was the scene of a deadly crime. So a few thoughts/questions since I'm a newbie…Has anyone from the BP community come across a situation like this before and did you actually purchase the property? And if so are you legally bound to disclose to the potential new tenants that a crime was committed in the rental? From a pure numbers perspective the cost of the home isn't priced well below what comparable homes are going for.
