@Steven Lam, Generally, if both tenants are on the lease and one wants to move out, it might be necessary to amend the lease or draft a new agreement reflecting the change.

If the boyfriend doesn't move out as agreed, you might need to follow the legal eviction process if he stops paying rent. The specifics depend on your local laws and the terms of your lease.

Hello Everyone!

I’m Willem Rehan, and based in Los Angeles.

I started investing in 2012, purchasing and managing a duplex. In 2019, I sold the duplex and 950 that investment into a STR in Palm Springs. I manage the property and am trying to figure out my exit strategy so I can focus full-time on being an investor and growing my portfolio.
