Hi! I'm 16 currently, planning on going to Penn State (SAT score + GPA are well within the range). I want to buy an investment property to house-hack with a FHA loan, with my father to sign the mortgage, but I provide the down payment.

I'm currently analyzing deals, and this summer will go with my father to get pre-qualified for a mortgage. Looking for something in the 200,000-300,000 range, that needs work but no structural issues. 

Does anyone know any agents or wholesalers who I could email, just to build a relationship for the future? Not necessary right this moment, but in the next 6-12 months, and almost certainly for more properties in the future.

Hi, so I haven’t been posted on here since a while aago.

But anyways, I was a bit too overcondifidnet, wholesalingdidn't work out. But right now, I've just turned 16, and I'ved saved around $25,000 from various jobs and oppuruntiies. I'll need to contribute $12,000 to my ROTH IRA over the next 2 years, but then the rest I want to save for college living expensives, and for my first house hack.

I want to purchase a house near UPenn, and have my dad cosign it, but I’ll pay. Long story short, I’ll just list my questions:

1.) I want to get an FHA loan, but I can't move in myself until 6 months after I close the deal. Is that fine?

2.) If I purchase a house, I’ll only be able to pay 2-3 months of the mortgage comfortably without tenants. Is there a way to find tenants before I close on a house? Can I just like post on Craigslist and whatnot before I close?

3.) If I don’t have an employment or income historuy, but my dad is co-sigining on the loan, is that fine or will it impact the loan I’m approved for?

Right now the plan is:

Analyze deals for a few months

Become an authorized user on my parents credit cards

Get pre-approved for a loan

Close on a deal, 5% down, before I apply for financial aid (primary residence isn’t considered)

Any other advice/notes?

Hi! I'm 16, and I've saved around $25,000 through odd jobs, online work, and saving every penny. I'm planning on house hacking through college (my plan is to get a house, rent out EVERY room, and just live in an RV in the backyard lol)


My question is: I have a neighbor selling his house, in NY, and it's a pretty good deal. Like, 45,000 under market value, off market right now. Can I wholesale it at 16? Is it possible to assign a contract at my age? Or should I ask my dad to help me do it? 

(Oh, and have been reading so many books, most of David Greene's, Rich Dad Poor Dad, Ryan Pineda's book, etc, plus listening to ALL the podcasts both real estate and money. Finally made an account on the forum! :D)
