Post: Electrical repair question

I had an expensive electrical repair recently and I was wondering if someone could put the repair notes in lamens terms.
Problem: tenant can not was our dry clothes, fuse keeps blowing.
Technicians notes: you had 3 issues. 1) panel buss shorted. 2) dryer plug bad. 3) Dryer receptacle shorted.
Over several years of this house being rented I have never had an issue. As soon as a new tenant moves in, this happens. I'm wondering if anyone has insight as to how this happened and which of us (the tenant or i) are responsible for damages.
Thank you for any insight.

@Art Perkitny sorry this is a little while after... But can you please advise on how/where you found this info? I've been doing a lot of Google searching and looking around on the census.gov website but can't figure out how to find this info.

@Nathan G.
Do you have a specific company you recommend using for your screening mentioned above?
I'm going to be showing a unit soon and I'm trying to get my ducks in a row

@Neerav Patel I am definitely not any sort of expert but it sounds to ME like you could submit two separate applications, as you (the individual/sole prop) are a separate entity from the LLC; legally speaking. To me, that seems to justify separate applications. Just be sure of course to not co-mingle those funds. It's just the application, if they deny one (or both) or reach out to you for more information, you can address it with them at this time. Honesty is important, and I don't think you're dishonest applying here.

Thank you for the feedback! I was between using $0 as I thought I recalled someone else mentioning that, and using the cost of mortgage/utilities/hoa (not including equity paydown)
I was also planning to use a 6 month projection for lost rent in case things got hairy. Esp since I have a property whose lease ends this summer, and I'm not sure how easy it will be to show if this doesn't get under control in the near future.

I have two rental properties, a SFR and a townhome. Does anyone have a recommendation for how to fill out the cost of goods sold and the rent loss portions of the EDIL application? My tenants both paid for April, but I don't want to be in trouble if there are issues in the future.

I am trying to fill out the application, can anybody advise what they are doing for cost of goods sold as well as lost rent? I have two rental properties, a single family and a townhome. Thanks in advance for any guidance!

Very thankful, both my rentals paid this month. One is DOD so I know that won't be an issue. The other was made aware that we would try to work with them if needed. They haven't reached out yet. Praying it stays like this!

@Theresa Harris yes I'm hoping that in the long run this turns out to only be a small bump in the road. And in the meantime, I get to learn more about the reno process!
