Well I have read most of the advise posted and you should do what you are comfortable with.

Best advise is talk with someone that is a successful in the city/area you are wanting to investing in and has proof to back it up.  

As that person is going to know best as that is how they got to be a success. 

Also get on the phone with that person, post and text are not match for a real chat or in person meeting in a safe place.

Eric,

Most of us would say having some self education is very important in any area you are investing your money in.

Using property management to assist you is a way to have someone, that knows the area you are looking to invest in, has access to contractors that are reliable, knows the local laws and frees up some of your time. 

Having help is an option as long as the help is vetted and has your best interests protected.

I was also thinking 10% was High and I only charge 8%.

I am approved for a VA loan and trying to get the funds saved up to cover my closing cost etc...

Looking for a duplex I can live in and fix up while I rent out the other.

Can a hard money lender help you with closing cost and etc.. as a way to get started?

I am looking to be east of DT and east of the bridges leaving DT.

Really need them to be 3/1 or 3/2 as they rent out fast.
