Hoping to invest in cheap multi and single families for long term rentals. I've seen a couple of duplexes in my price range. Considering you're a contractor, what would you say is the biggest house killer on concrete houses? Everything near me is stick built so I have no experience. I'm trying to make a trip out there soon to look at few.

Hi ive been thinking about leaving Ca for a few years now and started looking into Jacksonville. I was hoping to make a trip soon to look a couple of duplexes and was hoping to hear from investors in the area. Any feedback would be helpful, I really would like to hear some of your experiences with the area, finding tenants, you like or that should finding properties, evictions, things you love about the area, things you maybe don't love about the area, neighborhoods be avoided, really anything. I just wanna talk about some of your experiences and build as much knowledge as i can before i make a trip.

Get a well test done, if its determined to be safe i dont see why you would need to go to city and give your proporty another utility bill. As for the septic that could cause unique proportys in a rental, if your tennent doesnt know better they could really mess it up flushing things that dont degrade or kill the bacteria in the system by dumping household chemicals down the drain.

Your math those is confusing 25k + 15k= 40k and you sold for 40k.. ??
But acually now thaat im looking back on it, ya i probably did spend 10 between the building permits and the fence i built. So didnt realy profit off the proporty other than it got me out of the rent cycle. I lived in it in a rv for a couple years.

Sorry filled it in wrong. I payed 15k down on a 25000 proporty, Then sold it for 40k

How did you add value to the deal?
Proporty had a sizeble amount of trash and junk cars/motercycles in the yard. Would only acept the counter offer if seller agreed to clean it at their cost. Good thing to final bill was over 10 grand.
What was the outcome?
sill have it rented out at 850 listing it soon
Lessons learned? Challenges?
Modulars built in pre 1980s have 2x2 construction. Probably gonna try and avoud old modulars in the future.

1 ac. Lot with city water/sewer, house was torn down. I got a building permit, put in a temp power connection and built a perimiter fence around the land.
How did you finance this deal?
Owner financed
What was the outcome?
sold used the money to buy my first house.
