Over the past few years I've multiple books and listened to hours of the BP podcast to gain enough knowledge to start investing myself. I believe I'm in the analysis paralysis phase and I want to break out of it. I recently have come across a duplex in a small town. I know a good monthly cash flow number varies depending on the person but I'd love some advice on what you think of this deal. I'd be putting roughly 30k-35k into the property. It would cash flow $250 a month after I set aside money for CapEx, maintenance, vacancy, and lawn care. I was wondering if that amount is reasonable or too low. Most of the big ticket items are newer: roof, furnace, HWH. Thanks in advance for the advice!

I'm a new investor looking to learn more about section 8 rentals and how it works. I am from Southeast Michigan and have become very interested in learning about this kind of rental strategy. @Jonathan Greene I’m looking to become an agent as my career and job. I’m personally looking to invest and house hack. I’d like to join a brokerage that I’ll be able to learn and grow within. I’ve heard too many stories of brokerage that is all about fending for yourself but I’m mainly wondering how to find a mentor.

I’m taking my real estate exam in the upcoming week and I’m looking for some advice in how to to start my career off. I’m in the Royal Oak area so I’m wondering what are some of the best ways to find he right broker and find a mentor. I want to focus on real estate investing so I’m just wondering what might be some good steps to take.

Hello all,

I’m looking to get started and find my first investment property in SE Michigan. I’m searching for duplex’s and triplexes and have been out in the neighborhood looking for potential investment properties. Currently, I have found a few but I’m having trouble reaching the owners of the property. I don’t want to just mail the address because then I’ll reach the tenant. I’ve tried looking on county tax assessments but that haven’t yielded any results yet. Any help is appreciated!

I was wondering about the process of becoming a real estate agent in Michigan. I'm currently a Junior in college but very interested in obtaining a license but not sure if right now is the right time. I know you have to take a class to obtain the license, take a test to certify, and then be with an established real estate agency to start practicing. My questions come after you become part of an agency to start practicing with your license. Do most agencies require a quota/number of clients to let you keep practicing under their name? Can I obtain my license and not actively practice selling houses? Any help would be appreciated!
