Investors and landlords who own or manage property in Manayunk, I just read that the vacancy rate is 11.6%.  Is this accurate?  If so, why do you think this is?  Could it be an influx of housing and apartments being built, or is there a lack of demand to live there?

@Paulette Midgette Thank you for that advice!  I was unaware that there were grant programs that helped in that manner.  I was also unaware that Tacony had such a high rate.  How did you find that information?

@Joseph Scorese Thank you for your advice.  What do you mean by fringe neighborhoods?

That is a great idea.  I didn't even think of partnering with anybody.  Thank you very much!  @Meghan McCallum

Hey everyone.  I'm a new investor in Philadelphia looking to acquire a property by the end of the year.  I've read about many of the up and coming areas in Philadelphia, but I'm not sure where to start.  It seems that many of the houses that I can afford in the up and coming areas require extensive renovations.  As a brand new investor who has never owned a property, I don't feel comfortable managing a major renovation.  Does anyone have any advice on how to find an affordable property?  Also, what areas should I be looking in?  I live in NE Philadelphia, but I feel like I'm coming up short.

Hello everyone.  I'm brand new to investing and live in the Philadelphia area.  I'm looking to buy my first property by the end of this year.  The type of property I am looking to acquire is a multi family unit (either a duplex, triplex, or a quadplex).  To be honest, I'm lost and a little over whelmed.  How did buying your first property go?  What qualities do you look for in a multi family unit?  How do you truly figure out your market?

Good luck to you as well @Matt Lefebvre!  Thank you gain for your time!

Thanks for your answer, Matt!  I'm still in the education process.  Thank you for clearing that up for me.
