@Brian Field I am still reviewing options/offers.  There is definitely some differences in fees, points, and interest rates.  My recommendation is review all costs from each Lender.  I would be happy to compare notes.

Thank you for the referrals.  I have requested information from the Hard Money lenders that advertise in BP, and a few others that have been referred my some friends in the mortgage business.

How do I get started with Hard Money lenders? When I find a property that fits my criteria, I assume I will need the money before making the offer...

What are the steps here?

1. Find a HM Lender?

2. Get "approved" for the HM Loan?

3. Make the offer? Without having the funds? Don't you have to have the funds before making the offer ? Or only when offer is accepted?  Realtors require proof of funds before the offer, so how does this process work?

Newbie here - well sort of.  Looking to get started here in the Phoenix market.  Looking for information on where to being to find Hard Money Lenders here in the valley of the sun.  Anyone out there have a go to that is Newbie friendly?
