Good answers!  That all makes sense, thank you!  I do have a wife, and having her continue to make payments likely the easiest, best answer in this scenario.

Hi everyone! This is one of my favorite places for posting about creative real estate.

My question is, what happens (or could happen) if the buyer dies in a seller-financed deal?

I’m making the offer and the seller asked me… but I didn’t have a good answer!

I think it's going to affect real estate in a big way and in a much shorter time frame than people think. Yes, real estate tends to move on the slower side when it comes to innovation but I will never bet against tech and its ability to strive toward eliminating inefficiencies (we can all admit real estate has a lot of them). As soon as we invent something that is better, safer, and easier to use...we will never go back to what we had before. Don't forget the MLS used to be a big book and consumers had very little info. The internet opened up the marketing and selling side of real estate and this next wave of web3 will open up and expand another layer of it.

It's my personal opinion that the use cases for blockchain in real estate will make themselves the most valuable in commercial real estate first and then trickle down towards residential.  All real-world assets in the very near future will be digitized and investable via nft's and tokenization.  Change is on the way and it will definitely happen much sooner than later.  Look at how much has changed since the Iphone was introduced in 2007?!  AI and Blockchain will be changing everything including how we buy, sell, analyze, and market real estate. 

Post: Realtor in Costa Rica for Hotel sale?

Since there are both a lot of investors and realtors on this site I'd thought I'd post this here.

My father is looking to sell his hotel in Costa Rica. It includes 15 rooms, a pool, and a restaurant. It's in the Guanacaste Province at Playa Hermosa and super close to Playas del Coco. The hotel itself is a little outdated but overall everything is in good shape and working order. A cosmetic facelift wouldn't be a bad thing though.

Does anyone have any recommendations on realtors that know the area/asset type?

If the returns are solid and you like the numbers, go for it.  The area is slowly but surely changing, we've done some good flips around there.

Just subscribed to the podcast, good stuff! I'm born and raised in Chicago but moved to NYC and now Miami.  I've been wholesaling and rehabbing properties here in Miami for a couple years and thinking of investing in Chicago.  Will listen!

Don't pay attention to the naysayers...yes it's competitive but it's still not Arizona, NY, or Cali.  There's ton of opportunity still in S. Florida. Truth is it took me over a year to do my first deal so you are already better off than when I first started. 

Wholesaling is a job, that's the truth.  It's not easy but if you enjoy what you are doing, don't stop.  Wholesaling is about marketing, sales, and negotiation...skills that will make you money in any industry if you keep refining them.  The bigger picture goal (at least for me) is to be the best creative real estate investor I can be.  Not every seller benefits from a cash offer and that's where the creatively comes in.  Learn how to solve more sellers problems and you'll do more deals.  Wholesaling is one small part of the bigger picture for me.  

We are also real buyers...so we do deals that would be hard for a regular wholesaler to do due to sellers circumstances.  That alone helped us add a lot of deals to the pipeline this year.
