Good morning BP,
This question is to find out the current cost per square foot, not including land, was to build new town homes and single family homes in the Apollo Beach - Ruskin area of Tampa Bay, Florida.
I see a lot of development in Waterset around Apollo Beach and other areas and wondered what the building cost per square foot was averaging.
Could you enlighten me?

This is completely true and makes total sense. When I worked at the City of Miami, the Code Enforcement team was always bring in violations for the Building Department to review and the fees for the Department of FInance.

Love the Sherwins Williams super paint but I changed it up and used their contractor 400 on my last job. I really liked the coverage and results.

The project is 15 units with high end furnishings like granite, stainless and upgrades to crown moldings and trim.
The 20 percent profit for GC involvement on top of the site manager, subs labor and materials seemed a bit high, but not sure.

Good morning BP,
I am a long time but and hold investor but a Newbie to new, multi unit construction on the west coast of Florida. I am building out a multi unit building with a cost, including labor and materials of 1.1 million.
Because the deal is awesome, I am seeking to close on it even though it is quite a ways from my home.
To handle the project I asked for fixed priced quotes from GC's in the area.
One of the responses was:
Labor and materials 1.1 million
Onsite Project supervisor 90k
GC profit and oversight costs 260k
In my opinion, the combined costs of the 90k plus 260k seems high.
Can experienced investors in new construction projects in the Florida west coast area provide me some feedback on whether these costs are responsible?

Good morning BP,
This question is for those who know the Hillsborough zoning codes in the Tampa Bay Area of Florida.
I have come across a zoning code on a property within a Community Development District which I could use some help with.
The zoning code is PD-MU 80 - 33.
The PD-MU is Planned Development- Mixed Use, but what is the 80-33, Height and density?
In Miami, we have Miami 21 which has coding like this but not sure on Tampa. The only thing I could come up with is allowing Construction of a Building with a height less than 80 feet and a density of no more than 33 units per acre.
Has anyone on BP from Tampa come across this designation?
Could you enlighten me?

What are the hot south shore areas and what is the reason for the hot market.
Also, do you see the south shores remaining hot over the next 18 months to two years?
Once the ferry begins connection of south shores to the Air Force base, do see it helping the tourists and rental in Apollo beach and Little Harbor?

Good morning BP,
This question is for investors in the Tampa Bay Area.
I am looking to invest in Apollo beach/ Ruskin area. I just heard that the two Counties in the Bay Area have funded the start of a high speed ferry service between Tampa and St Pete in November of 2016.
A ferry route between the Air Force base, Tampa, St Pete and a terminal to be placed on east side of the bay near Apollo Beach is finishing environmental review but should follow soon.
What would be the impact on real estate in Apollo Beach, Ruskin and surrounding areas once the high speed ferry is in Place?
Would the faster service to west bay areas increase property values?
