I am curious where investors are deciding to put their money based on how they see the market? If you were a flipper, have you stayed course or are you considering rentals now? I am tryin got see how the masses are investing their money.

I agree with Jordan, this platfrom provides so much opportunity for connections and learning. There are many meetups in Denver and surrounding areas. Check meetup.com and eventbrite to find more, or feel free to reach out to the ones I go to in Denver. I think investing in the Springs give more opportunity with a lower buy-in price point compared to Boulder and Denver. I have seem many people looking at Pueblo as well because it is less expensive than the Springs. If you need help getting with lenders or proeprty management or any other connection, please let me know.

Hey Lessley, good idea to House hack! I think it is a smart move in the Denver market. I work with a brokerage that has found great success through Merchants mortgage and through another company LendingOne.

Chris there is a BP meetup in Denver coming up on August 15th. Checkout meetup.com and search for Bigger Pockets/Badass REI. The ticket price should be listed there, something like $30. But the local group, Badass REI has free meetups almost weekly all over Denver.

Hey Jenny,
Congrats on moving on to your next property. If this were my situation, I would have to decide on whether I am considering a distressed property or not. If you want to find a distressed duplex to fix, hard money loans could be considered so you can save your current interest rate. Then get tenants in so you can cash out refi. If not distressed, I would consider a cash out refi unless the higher rates will kill all of your cashflow. But that's just me! Good luck!
