@Gabrielle VanCopeland thank you for the advice! All the windows have shades & in the room they are black out. I just had the photographer come before they were installed due to a supply shortage. As for the rug I will get a bigger one after this one goes bad as I don’t believe I can return it.
Anything else you’d suggest?

Miami is great there's a few pockets that legal to STR ( unincorporated miami )
The treasure island is also completely legal to STR as well those properties are starting at 1.5m +

@Michael Baum cleaning fee is definitely there at $154 & non of the photos are artificial all furniture is real.
@Alex Scattareggia looking at getting solar lights for gazebo now! Will also be adding more photos as soon as I get them. As for my partners job just like any other host they list their occupation I don't think anyone books because " Alex Scottareggia is a investor " being a airbnb host is its own negative connotation to some people.

Yes, I'm listed on VRBO but get zero traction on the site not even a inquiry. I have check and I am visible but just no traffic. As for the two nights that is my minimums Monday - Wednesday.
I only had 4 days go unbooked in July which was great! But I was wondering if anyone saw something that I can improve on to demand a slightly bigger nightly rate. $1250 with my doing all the cleanings really only means $600 in net profit if I hire a team which I do plan on doing after the second month.

Any suggestions for more amenities outside in the backyard? I have a ton of space but not sure what else to do with it.

Hello BR family,
My partner and I purchased this home for 449k, the reason behind the purchase was the modern pool installed in 2021 & big backyard. Anything in the area with a modern pool not those oddly dated shaped pool homes were north of 600K. That being said we know we slightly over paid for the property even though the appraisal came in at exactly 449k. But we weighted our options of down time waiting for a pool to be built / any complications that may arise from it. Decided we'd pull the trigger and buy the home, we spent about 1 month and half weeks renovating (40k in total).
We listed July 2nd and got our first booking July 3rd here our final numbers for July
Gross Revenue - 6.45k ( including cleaning fees )
Florida Power & Light - $200
Water Bill - $400 ( high because we did a lot of pressure washing and watering dead sections of grass )
Cleanings - $249 ( I decided to take on the cleanings after 2nd rental )
A/C malfunction - $749 ( during renovations we didn't change the filter enough and to much dust got inside )
Mortgage - $3,600 ( 9.35% interest + taxes and insurance with a 3yr pre penalty fee )
Net income - $1252
Any suggestions would be greatly appreciated wether it be upgrades, photo selection, finance or you just hate it over all let me know!
