Hey Carlos,

How do you find good wholesale deals in Edmonton? I am originally from Calgary, and my brother is now living in Edmonton.  I used to think Calgary's investment numbers out perform Edmonton's, (sorry for a super general statement) but I just learnt that I am quite wrong in all these years (happy to be wrong :))

I am now open minded to both Cities, actually I will actually put EDM a little above CAL these days.

Hey Jaarno,

Thanks for sharing the numbers.  Your duplex value goes up by 92% after rehab.  That is quite a lot in my opinion!

Couple of questions if you don't mind :)

- Is that normal to expand that much value increase? Is there a norm value to expect?

- What are some of the major items done with the rehab?

- Notice the refinance is roughly equal to the original price + rehab, is that a max amount set by the bank?

Hi BP Calgary and Edmonton members,

I am a new member and really curious to learn some real life examples that people successfully pull this off.  

It would be great if some real numbers are shared. 

Will the property appreciate? not just a value quoted on MLS. Something that the gov (property tax assessment) or bank will quote b/w after renovation. It is kinda of important as it will impact the refinance value (net investment).

Found this deal in Calgary. Multi families.

Location: inner city, 5 mins to downtown

Age of building: 1960

Number of rooms: 10 all 1BR

Cap rate: 4.5

Condition: assume existing mortgage (1 to 1.5M range) at 1.75%, 5 yr term, 4 more years to go

Takeaway: lower cap rate with higher appreciation

I wish to compare this deal to:

Location: Niagara Falls

Age: 1970

Number of rooms: 8

Cap rate: 5.8

Cost: roughly 1/3 cost of above

Takeaway: higher cap rate with assumed lower appreciation? am I over optimistic about Calgary inner city?

How would you guys choose?

Hi BP fellow members,

My name is Yue and I'm from Canada.

Speaking a little about my experience, I have bought 3 detached in Calgary (very proud to be a Calgarian :) ) over last ten years. My strategy is basically buy, rent, and hold. So, I might know a bit about the overall process, but I will still consider myself as a real estate newbie.

I want to become a pro in real estate investment. I'm still in the early stage of deciding what to do (buy hold, flip, BRRRR, single, multi family, etc). I dont have a deep pocket but I'm sure knowledge can help to fill gaps.

I have been browsing for learning material online and hit BP. It is a truely wonderful site with tons of dedicated same minded people. I'm fascinated by a lot of stories I heard on BP. I wish to use this opportunity to thank BP and the fellow members for all of their generous sharing. I hope one day, I will be able to share with you my successful stories.
