Post: Newbie Here. Seeking inputs on if my home is suitable for MTR or not

The AI algorithm led me to this rabbit hole and now I am stuck in analysis paralysis. I am moving out of the state and I need to decide on what to do with the home. Initially I was just going to move/trash everything and do un-furnished traditional rental, but the MTR popped up and I'm trying to figure out if MTR works here.
The property has 2 stories, 3 car garage, 5bd/3ba, 2600 sqft, has office and family room with private pool.
My initial thought is that my home is too large for the traveling nurse tenant pool. The location (85224) already has enough extended stay hotel brands that I don't think corporate tenants are allowed to book elsewhere.
Please let me know your thoughts and what additional analysis I should do.
