 Try doing a reno when you are not there, in most cases kiss your money goodby. I live on the beach in FL and have done 100s and 100s OOS as I have a team in place. Sure, you can try and build a team but be prepared to lose a lot of money and sleep. Sure, once in a while some will get lucky, but in most cases, it turns into a nightmare.

 Thanks for the input Bob. If I know anything, experience speaks volumes. David Greens book got me excited, but I also didn't think that he probably had a good amount of experience and capital before investing out of state. I live in Washington State and am trying to find a way to acquire an asset or two to be able to afford a home here.

Awesome advice. Thanks so much for your input. I'm still trying to figure out calculating rehab costs when examining property. It seems a lot more expensive for even a bare bones rehab than I anticipated. But also maybe not. Still learning!

I'm new and interested in purchasing my first property as a long term rental in the next year. My plan is to get a conventional loan for 100k and purchase out of state. It seems like a turnkey property would make sense since I don't know if I would be able to to afford a rehab, but I have also heard it's better to do a rehab and build equity that way. Just wondering what some experienced people have to say about one or the other.
