I always use the state supplied forms as any real estate "professional" is used to using these. Judges are used to seeing these also.
If you have anything to add to the contract, just use an addendum.

The North Chi market is down in sales like most areas, but in a few counties the median home sales price has increased in a few counties.
All in all it is a good time for a real estate investor in the Chi!
Can someone suggest a good way to estimate repair costs, or should I just stick with quotes from multiple contractors?

Hi, I'm Ryan from Vernon Hills, IL. I am in the process of getting educated on the art of real estate investment. I feel I have enough knowledge to begin transactions.
After all, "Ignorance on fire is better than knowledge on ice!"
I am currently building my team and will be focusing on the strategy of Wholesaling due to it's no-money-down nature. Once my reserves have increased I will branch into other acquisition strategies.

I am looking for an agent or a broker to add to my team. Whenever an agent is needed all of my business will go through you.
In order to qualify for initial talks:
Must own investment real estate and have bought/sold it in the past. This would be the best case scenario. If you know the investor's mindset and have successfully worked with investors in the past, this may suffice.
A little about my self:
I have been educated and am mentored by real estate investing millionaires. I have the road map to success and will follow it.
My strategy is Wholesaling and am looking to complete 10 Wholesale deals by 12/2009.
