Buying a turnkey property is the easiest way to get a feel for being a landlord without all the hassle of rehabbing a place. If you don’t have the time to manage value-add deals, turnkey could be a good fit. Just remember, you’ll maybe inheriting tenants, so make sure you run the numbers and see if it makes sense for you. Welcome to BiggerPockets Kareem! You should start by researching markets that align with your strategy, whether you're looking for cash flow or appreciation. I recommend starting small and looking for turnkey properties to minimize the stress of managing rehabs. For instance, a duplex can offer more consistent income since if one tenant vacates, you still have another paying rent. This reduces vacancy risk and helps maintain cash flow while you learn the ropes of being a landlord. Hope this helps!

An agent can really help get more eyes on your property through MLS and their network, plus some agents have investor clients ready to go and can market it off-market directly to them. They'll also handle all the paperwork for you. It's a smoother process all around
