Apologies for my somewhat late reaction, Ziv.

Your last post gave me a lot to think about. If I understand you correctly, you say to find out what kind of investor I would like to be (cashflow/capital gains) and to identify a great market/location for this type of investing?

What I have been doing the past couple of weeks is looking for an awesome place for cashflow in my own country. Now I am also exploring the possibilities of investing abroad.

Meanwhile a couple of collegues and I have been doing extensive research for doing a typerating+linetraining for about €60k. This buys you the rating to fly for example a Airbus A320 or B737 plus 500 flying hours. With 500 hours your chances of getting a flying job are much bigger, we even got six informal promises from major airlines that we can apply for a job once we got the 500 hours.

I did the math, and purely from a financial standpoint it seems worth the risk.

Anyhow, thanks for your reply, i'm reading i'll come back to it a couple of times to let it sink in better.

How are your investments doing?

Hi Sam, Thanks for your reply!
I am looking for a flying job anywhere the world indeed, I even looked at the possibility to learn the Chinese language, because there is a (great) lack of pilots in China. The USA does offer opportunities, however you will need a Green Card to get a working permit as far as I am informed.

As for investing in other countries, I never saw this as a viable option for now, because of the travel expenses, how would you handle that?

@ Ziv. I demoted myself voluntarily :) haha. Actually I don't see it as a demotion, but as an opportunity!

I understand. "The money is made when you buy, not when you sell". As you said I am looking for properties with an excellent positive cashflow. Selling and reinvesting could be an option in the future, but I am not counting on it.

Yes. That seems like a wise decision David. For now I am staying in Holland and it is unsure for how long I will be here. Tomorrow I am visiting a couple of real estate agents to get things moving

@Jon I think I understand your point. I am certainly spending a great deal of time looking for a job in the cockpit. For the summer I got a job at an airliner to work as a steward. That is atleast something aviationish for now.
Perhaps I should have mentioned this in my introduction; I want to become financially indepent before my 25th birthday, no matter what.

@Ziv I have looked at other countries aswell indeed. As far as I have looked the profit margins are higher in certain countries, for example Germany or Turkey

Hi Jon!

This leads me straight to my first question. According to the 2/50 rule I would need a property of €25.000 and a monthly rent of €500 if I understood the rule correctly. However so far I haven't seen anything coming close to these figures here in Holland.

If I look at the local markets I would say the first property will cost between €200k and €250k with a rent of about €18-20k a year.

I am doing my best indeed to find a job in a cockpit, but there is only so much you can do at this point.

From what perspective do you say that the highest return is to be found in the aviation industry ?

Hi All!

I am a 21 year old from The Netherlands. A few days ago I got my ATPL (license to fly big commercial aircrafts). Now I am without a (decent paying) job and €100.000 in debt for this training. It is unsure if I can get a job as a pilot in the upcoming years.
In my sparetime during the training I spent every minute reading, learning and asking people about investing (in real estate aswell as other areas). So here I am eager and ready to get started.

My longterm goal is to reach a passive income of €2000,00 per month in passive income through real estate investing.

My shortterm goal is to buy my first investment this year (2012) with a passive cash flow of at least €250,00.

I have no equity at all, but I do see possibilities to borrow from family/friends.

To be honest I am a bit scared to get started. I understand the basics, but there is a lot I don't know yet.
Basically I am looking for someone who can guide me through my first purchase.

I look forward to a nice journey on these forums!
