Hello All, This issue has come up many times for us when evaluating and comping our leads. Let's say I get a call and seller tells me the house is a 4/2, 1200 sq ft and I confirm by viewing the property. However, the appraiser's site lists it as 2/2, 900 sq ft. After I buy & go to list on the MLS, will I be able to sell it as a 4/2, 1200 sq ft? I assume I need to inform the appraiser of the new dimensions before listing? Any advice is much appreciated.

Personally, I think the "only invest in your own backyard" mantra is a myth. I feel professional investors should not limit themselves geographically. If the numbers make sense and, most importantly, you can find competent management for the property, I say go for it. Good luck!
Hello All, I live in Florida. I just went under contract to purchase an investment property (sfh) in Georgia. The property will be held in a single member Florida LLC with S Corp election. Is anybody here familiar with Georgia's corporate and personal income tax structure? I've done the basic Googling but I can't find information for how much and what kind (if any) of Georgia income taxes I'll be responsible for. Thank you!
