I am a licensed Realtor in the Twin Cities and I agree with both mentions above. Well said gents. It is like having a pool in the back, your buyers pool shrinks quite a bit.

Hello colleagues,

I am happy to have finally found this community. I have heard of BP for years now, but never really looked into it, I wish I would have sooner!! My wife and I run a business here called Sumo Studios. We are rehabbers of SFHs looking to expand into MF. My wife is a home designer as well as a director at a large media company. I am a licensed Realtor and entrepreneur, having run a few small businesses. I am not here to solicit realty business, we want to soley focus on our own investments as well as parterning with like minded people to collaborate and generate creative ideas to get more deals done. We look forward to being an active part of the community.

Hello, 

We are looking to potentially venture into our first foray into MF. I would like to learn how to put a deal together for other investors until I have a track record of mine own established. I would like to build partnerships in this arena. Starting small is our plan, but do not really know where to begin. I have rehabbing SFH experience, but none in putting deals together in the MF arena. Any input as to the right direction is appreciated. Thank you.

Hi Guys/Gals,

I keep running into the same problem here in the Twin Cities of MN. We are rehabbers in the area and keep having trouble finding a good wholesaler. The issues we run into all the time are:

1. Inflated ARVs and deflated rehab costs

2. Deals that are marketed as a "private" deal, but then come to find the deal has been marketed by many wholesalers and on many sites associated with our local REIA.

3. Deals that are very skinny and far and few in between.

I am NOT bashing wholesalers, I would just like to know when I have a good one, how to find a good one, or need to move on. My main concern is that, with the current three wholesalers we work with, I feel that when I am offered a "deal" it is because others have passed on it. Perhaps the error is mine and in my approach. I am open to suggestions. I am a licensed realtor and I am going back to hunting the MLS at this point. The houses that these wholesalers have sent me to have been garbage deals. I really would like a legitimate wholesaler to team with. Thanks in advance for your comments.
