@Ali Boone: I am looking for anywhere.  I just have had good luck in Dallas. GREAT school systems, good appreciation, tons of businesses moving to the area, and low turn over.  My current tenant has been there for 3 years, the last tenant was in my unit for 7 years.

@David Faulkner: You are right "To each his own"...I am in the military, NOT a CA resident nor paying anything other than CA property tax on my primary residence.  Yea for my Florida residency and no personal state income tax! SCRA is my friend.....My tax exposure is VERY low and I am not complaining.  I have never found anything in CA that meets my criteria that comes anywhere close to break-even or cash flowing.  Care to send me some examples that are currently offered for sale?

@Daniel Y. I am north of DFW.... In the Flower Mound, Lewisville area. I did a 1031 exchange for a crappy condo I had in Florida. Right after Katrina hit in 2005 the insurance in FL skyrocketed and I had to get out (numbers didn't make sense). I bought the property in 2006 and I am sitting at about 45-50% LTV. I hear people "crying" about TX and the taxes all the time. Mine works out to be about 2.25% of assessed value (Assessed value is about 80% of market value). It works out to about 1.75% of market value. Not that bad compared to other places I hear about. TX does seem to be land lord friendly, so that matters to me more than a number that I can factor in. The school districts in my units area are the top of the chart. I think this has contributed to the rental value and appreciation.

I am on active duty in the military so I really do not intend to manage the properties myself.  I don't want to drop that in my wife's lap when I deploy.  That is why the location doesn't matter to me.

Do watch out in TX with foundations.  The sand there is very loose and most property appraisers will hold their reports until you get an engineer out to look at the foundation.

@Daniel Y. Honestly I like to (think) I keep an open mind.  I have done well in Dallas, TX and the numbers seem to work for my strategy.  So, probably out of state.  However, I am open to things that "make sense"

Hello everyone!

I am currently living in California and I have a rental in the Dallas, TX area.  I am looking to make a second investment property purchase.  A co-worker recommended this website.

I hope to gather some good information, thanks for putting this community together.
