Find an agent that works with real estate investors, typically a younger hungrier agent that trying to get some traction in their new career.

Welcome and congrats on putting your purchase criteria down in writing, you're a step ahead of a lot of investors. I would recommend further elaborating your purchase criteria. Some quick and dirty q's I have Do you have a minimum cashflow requirement? Neighborhood requirement? Age of house requirement? Minimum cash on cash ROI req? Minimum monthly rent req? Should you clarify what a "good school" is ? Minimum income to expense ratio? I would get as detailed as possible in your purchasing criteria until you get comfortable "winging it"

I would have to agree with Chris Uhler s statement. If you have the contacts, are finding the deals, managing the flip, and are marketing the sale... Why do you need a partner? Hard money fills your "one need" and you'll have the hard money's lenders experience to lean on. They won't loan on a bad deal. So what are you hoping the investor will bring to the table other than $?

 I love to talk about it, I start by referencing the blessing that my current career is and about the fact that it's put me in a position to begin investing in real estate. Of course my position may be different than others, but I have no plans of quitting my day job, I'm simply planning for the future and working to replace my income for my family, in case something happens to me.

Zachery, I would recommend planning a weekend trip out here to the home of the world's best BBQ! Identify 10-15 potential properties and drive the neighborhoods. Se if you  can find a local Pro BP Member to take you on a ride along. Just my .02
