Joel I'm buying and renting.. May do some flipping at some point but have only been doing this for 9 mos.. Have 4 houses, buying my 5th this week.. So I should search for REO brokers?

Right but how do you distinguish them from a regular agent? I don't know where to look to find them.. I have agents but none are listing agents so they can't give me anything that is not on the MLS...

I am told that listing agents get the listings from the banks so they know about foreclosed properties before they hit the MLS so I would like to know the best way to go about finding "listing agents" so that I can have a chance to purchase these properties before the go on the MLS...

Having trouble financing properties b/c the seller fixes and flips. Anyone know how to get around that or what finance companies don't care about the length of time a seller owns the houses?
