Sure; its on Eastridge drive near Center Point and Greyson Valley. Paid 99,500 for a nicely rehabbed 2/1 turnkey.

I did a turnkey with Spartan Invest in Birmingham. They have an in-house property management company called Alabama Rental Property. I have been happy with what they have done so far. You might contact them and see if they will manage if you don't buy from them.

Yes, cash flow range, asking price range, and general location would be helpful.

Hi Aaron, thanks for your reply. Yes, I understand the trade off between cash flow, down payment and the mortgage, insurance , and property tax. Not trying to maximize cash flow so much as ROI and IRR; also looking for B- to B+ properties. I have no knowledge of that part of California, although I live reasonably close to it. So I am trying to see if anyone knows of any opportunities.

What brand did you decide on? Also, I did the ecobee thermostat thing on a B+ unit and that simple change made it more competitive in the rental market.
