Seeking financing on behalf of construction company partners. Developing 44 buildable lots, sublimating and selling retail for 54K each. Billings, MT; area is near newly designated High School. 

Land purchase (including closing costs) = 300K

Engineering quoted infrastructure construction costs = 400K

Looking to cover 700K, with exceptional rates. Start to finish one year and half, depending on weather. Early lot sales are expected to cover initial distributions.

I have no experience in residential development and construction, which I rely on the experience and expertise of my partners. This is the first, stepping stone, project they are looking to fund, with a couple more in the pipeline.

Welcome Darren!  First, I'd encourage you to reach out and network with local investors. We've got experience and contacts in our own right and love to encourage new investors. For Bozeman I highly recommend: https://www.meetup.com/Bozeman-Investor-Club/. For Helena: https://www.meetup.com/Helena-REI-Network/. Send a message to each group, show up at a couple of events. This will certainly accelerate your efforts. Additionally, Biggerpockets is an excellent resource. Follow some blogs, educate yourself of the pros and cons of the most common rules of thumb, and practice property valuations. And, don't forget to reach out if you have any comments, questions, and concerns.
