Sam Leon, Patrick G. is right. Redfin has been the best I have seen, they were in other markets around the US, but luckily have found their way to the south florida market. I dont know about their other services but as far as alerts they seem to get listings much quicker than the other sites and I am almost positive you can set them up by zip code.

I think you will like it better than the sites you mentioned, give it a try let us know what you think

I know it was mentioned before by someone else in another Hubzu thread, but it did help me in closing soo much quicker:

When you make your bid, you get to choose if you want to use their title company or your own. Yes, if you choose your own you will have to pay extra closing cost, but its totally worth it. I havent dealt with their title company but I took the advice and everything went pretty smooth.

This late in the game, you would have to see if the bank will cancel on their end, if not you might need to get an attorney.

Is this a short sale? Have you submitted all the paperwork to bank? With something like this you have to move fast, good luck, keep us posted

Shirley Dufrenne, first congrats. Did you also drive the comps when you drove by the house? If so, How did the exterior compare? When looking at houses for the first time you want to try to get apples to apples as possible if that makes sense. Like you said its the only single family, in that area is that more desirable or less?

Braden C., gave you great advice in regards to comps and trying to see any pictures or the past sold houses, put those addresses into google and maybe the old mls sheet will be on trulia, etc. This can give you a better idea so when you walk the interior of your potential deal you have a property to compare it by. Mike Hurney@ The As-Is florida contract is up to 10 pages, in recent years has ballooned from 4, to 6, to 10 with disclosures. Easy to use with REO and other properties involving realtors. Wouldnt use with private sellers, almost every time they see the page amount they become hesitant and all those pages.

Better off using a simple 1 or 2 page contract thats been approved by your attorney. Keep it clean and simple

Dont be soo locked in on doing wholesale you miss a great opportunity in front of you. Most people start wholesaling to get from ground zero to point B. If you have an opportunity to skip that I say go for it.

Get your license, listen to your mentor and if you need immediate cash work with your license and list homes or help buyers. (can be an easier route than wholesaling) This way you can have some funds and also get a better feel for business. But I would definitely take advantage of mentor and his knowledge if possible

Hey Natasha Wilkinson, first congrats! Now to find a buyer since you got this on a bandit sign if the seller know what you are doing or doesnt live in area get some blank signs and put Investor special with the bed/bad and price with your number. 20 signs around the neiborhood and high traffic corners should do the trick.

Also call every investor you know and snail mail those investors, heck even visit them if they are recent or a business address. Also see if you can get recent comps from MLS. Contact agents and see if they have a buyer who is interested. You can decide if they put their commission on top or you will pay from your price. If you can get some traffic thru the house you will know by the first 5-7 real investors if you have it priced right or not, there is usually a theme that emerges when you get feedback. Good Luck!!

Banks dont want to deal with it is my guess.

I know of a deal in a similar type of situation. House occupied and buyer basically picked it up with people living in it. Signed contract and then got an eviction guy I have worked with to start the process prior to close. Thinking that it wouldnt go to court but if it did they would use contract as equitable interest (we got a laugh out of that).

Anyway, filed eviction, thinking squatters wouldnt respond. They actually did and then had to strike their response. Judge went on vacation then came back a couple weeks later and gave a final judgement. Buyer closed on it the week before so they only had to wait that week before getting the final judgement and sending a writ for the sheriff to send someone out to house.

Also prior to filing for eviction there was a opportunity to knock on door and introduce themselves to be open to offer a for cash for keys. Obviously that option wasnt used. If you have the gift of gab that can also give you a chance to take a peak inside during your due diligence period.

With how competitive the market is many might stay away from that type of deal and it gives you a chance to pick up a decent property.

Big Congrats to Jimmy Hong! Looks like a great freaking deal. I read thru the thread and not sure if this was posted somewhere else but can you give a little background on how you grabbed this deal and what made you look at condos. DId the numbers initially make sense or did you have prior knowledge to area?

Either way good stuff.
