Any suggestions for doing a refinance for a property I have in Nassau county NY? I currently have a mortgage of $3700 and desperately need to reduce this.

I'm looking to househack a small multifamily property but I'm split two ways. I have a job opportunity with my company in Florida which will have me in out of Florida for over a year, (would I still be able to make it my primary residence?) or a few options of 4 families in Brooklyn NY which cashflow but are a steeper upfront investment. Which market should I use this one time government aid in?

I will be taking my NYS real estate license this Friday, and will need to have a sponsoring broker to begin working in the field.My goal for the next two months will be to get this license sorted in NYS and turnaround and take the NJ salesperson exam as well.Any leads would be greatly appreciated.
