Same here in Sacramento and Yolo counties. MLS prices are essentially retail barring a few exceptional cases where the listing goes off the market the first day either because they were essentially pocket listings marketed or internal deals.

scott: thank you. There is no lease. She was the previous owner and occupies the property. I like the idea of qualifying her and selling it with her as a tenant.

Michaela: she borrowed 370k on it during the peak and her rate was 7% The thing is she is willing to pay rent but that would basically force me into selling the property with her inside. Basically I won't have the benefit of fixing it up and selling it at a premium to owner occupants. I see your point though. Maybe I should file an unlawful detainer as there is no assurance she will be out on the 15th

Wayne: that's true even for California. Again another reason why I may be better off just taking the eviction route and marketing to owner occupants.

Just bought a 200K home at the court steps (I'm sole owner and a real estate broker). Made a mistake as the area is not good to leave a home vacant. I told the owner her options (cash for keys 15 days, eviction or rent until Jan 15 then leave) and she said she was interested in renting the unit longer term. She seems like a really nice person just in a bad family situation. She has a steady job. My goal is to get out of this asap as a better deal has come up and I don't want to invest several months to have her leave, rehab and sell . What do you think of pre qualifying her at $1500 a month, place it on the MLS as a rental sale and do a quick sale to cash investors? Is that a bad idea? I should be able to get enough to get funds back, pay the buyer's agent and closing costs.

Amazingly he calls me up to finish the job. This is after he found out I gave it to someone else and I let him know. Now he says it's his job and he wants to finish it but next monday...that is 6 days from today! I disagreed with Danny Day at first when I read his post....boy was he right.

Great advice J Scott on the contract. So he didn't show up on Sat either. He picked up a call I made (from a different number of course) said he would be there and lied again. I left him a message telling him to not show up and that I will be hiring someone to finish the job and should the amount exceed what it would have cost me with him, I would pursue it. Also FYI, he is not a contractor rather a Craigs list guy. Here is a link for Bay area and Sacramento (Cal) people to be aware.

In order to save money, I end up playing the role of the general contractor and hire people by referrals from others and through Craig's List. One of the guys doing my stucco work advertises in Craig's list all the time and is very experienced. He gave me a great deal for $4500 (3 coat stucco including material on a 1200 sq ft ranch home) Everything went well until he had to do the second coat. He stopped responding and finally a week later he texted me and started the 2nd coat. Now on the final coat he is playing the same game of not answering my calls or texts. I still owe him $1500 to finish the job so I know it isn't the lack of incentive. I used a friends phone today and 1 ring later he picks up. He was surprised it was me and told me he is busy and will come on Sat. How do you guys deal with this? I seem to always have this issue except for a few people I always work with, all these other guys I find never seem to answer their phones or respond to texts.

Thank you....for ipad and iphone users, you could use iBooks author to create an iBooks format version which would be nice.
