I can pay the asking price; however, I am not sure if I will have enough for renovations.

This is a mobile home with good acreage.

I have been knocking on hard money lenders' doors for a while and I haven't found anybody that would lend for a mobile home or a single home with more than 1 acre...

With Hard Money, I could have invested a long time ago, probably in more than 1 property.

I have been trying to buy for a while now (unsuccessfully - due to the super high market price).

I am looking into a HUD Foreclosed property.

Understanding that I can make any offer on the property:

Are these properties being sold for the asking price, or over the asking price like the rest of the market?

Or, are these properties still having some room for a little lower offer?

This property needs a considerable amount of work.

Thoughts? The bid closes in 48 hours

Is there funding out there for mobile/manufactured homes?

If so, does anybody know the general criteria for qualification?

If there is nothing out there, does anybody know the rationale?

@Ned Carey Thank you! I was very wrong on my perception. I thought it would be like a credit card process, it sounds very much like a regular refi. Not good if I need money right away.
