We rented our house 4 years ago and now the tenants abandoned and left with their adult kids living in the house. Now we have to evict these illegal tenants as we had no sub leasing. 

On top of all these they are reporting us to city for broken kitchen tile bathroom tile and cabinets. How do we fix these as the house is a mess fixing a few things the inspector listed won’t solve the problem. The kitchen cabinets are all damaged, under sink is damaged and molded and water damaged. They want us to fix all this and mold remediation and haven’t even paid rent for this year and now we have started to evict an will be filing today but the city has deadlines and we need to comply. 

How do we handle repairs while in evcutkn

I have all that written on all my leases and tenants have been great but then the daughter moves in and she stays and the original tenant leaves. Once anyone enters the only way is eviction which is no easy route.. Especially now with moratorium all this makes it hard. 

But it does sound like even if we go to court since original tenants left they dont get an eviction on their record from my experience which makes it easy for them to walk away. We have no subletiing, and statements that say you are resposible till the unit is vacated even if anyone left behind. But they do it fearlessly and judge doesnt put an eviction on their record from my understanding if they have vacated. 

OK I am losing hope here! I give up! I didn’t do anything wrong and I am not sure why laws are not even on our side with the ridiculous amount of taxes we pay!!!!!!!!!

I have some very bad tenants who are not only not paying rent but they are bringing all kinds of trouble to a very nice residential street.. subleasing my house where my lease clearly states no subleasing of any sort - They already acknowledged while I was away for a year due to Covid they had brought in another person who is not on the lease and I never approved off to live there permanently..They are bringing in prostitution! hoarding stuff in my basement! using my laundry without my permission! They trashed both of my balconies while I was away…Damaged my garage door.. Many times strange visitors to the property would knock the wrong doors and wake neighbors up in the middle of the night - my immediate neighbor has videos of that ..the cops have been here many many times..And the list goes on...  The entire street is down my throat wanting me to a evict them.. I tried..I spent weeks on the phone with lawyers - no luck - the ones who do evictions don’t want to handle the case!! What do I do ? Any help is greatly appreciated..  I hope some decent lawyer in Troy New York -where this is happening - can read this and sympathize with the situation and help me. and this neighborhood with evicting them out of here..

I have run into a scenario may times where the tenant leaves and simply leaves behind someone who is  not on the lease. This always ends up with having to evict and months loss and stress. How can landlords avoid getting in this situtaion if tenants bring other peple to live in and leave the illegal unautoried tenants behind.

The tenants left the house but left behing their unaruthorized daughter and family. These people havent paid rents for several months and now with eviction moratorium we are unable to evict. 

They are causing huge disturbance by doing drub and trashing the place to the worst condition you can imagine. They reported us to Health department so we had to sent a mold tetsing copany. The property is in distress due to the living there and we have thousands of dollars from mold estimate just to remedy which doesnt include the thousands it will take to refix the things they throw out and cut. Preety much both bathrooms have mold and cabinets are all destroyed with water damager etc so we have a lot of work in 10 of thousands of dollares. 

What would you do. We are thinking of trying to sell it as is and hoping the buyer can evict these people once we sell. We dont know how else to get them out of the house now.. Fixing can cost us 10'000+ dollars.

Post: How to hold co-signor responsible

I have a property that was rented to a couple with a co-signor. The couple left but their daughther and son-in-law stayed back and are not paying rent now. 

If we file eviction the case would only include the daughter and her husband as all lawyers say we cant include the original tenants as they have left. 

What is the point of having a co-signor as now the eviction case wont involve any of the initial 3 lease signors. And eviction case cant even claim the lost rent as all lawyers say we have to file 2 seperate cases. One to evict and other to claim monetarty loss. 

Is this how eviction works?

Post: Tenant thrashing the property

How can I save myself. I have a duplex and the back house tenants have started to thrash the property by putting tons of garbage outside the house and making unbelievable. I have pics the front house sent and it’s scary. Looks like they have a homeless camping trailing and lots of trash every where.

Can I report them to city or so? I know they even do drugs. This all started because they have allowed some unauthorized relatives to move in with them.

We have heavy infestation problem too.

I have a tenant in Los Angeles in a rent controlled unit which was initially rented to a husband and wife. Wife recently notified saying he s moving out and terminating lease as she is dicorcing. The husband stayed back and has subleased/allowed his daugther and son in law and 2 kids to move in without my consent. He also called the city and we have a notice to change carpet and a mold test to be done for bathroom. 

However at the same time the cosignor has notified that she will get everyone out this month. I am confused on whether I should move forward and replace carpet and do the mold test or can hold off as they are leaving as per the co-signor. Is it legally required to address this issue before they move? The husband and other occupants dont want to leave as they have bad credit and are just trying to take advantage by calling city on us. They also do illegal activities from the premises we have heard from the neighbors. 

They paid rent this month after a lot of games  blaming COVID and sending us leters that they wont but the co-signor stepped in and got them to pay the rent to avoid and eviction/ruining her credit if this proceeds to eviction.

Are we legally binded to address the mold issue and old torn carpet which is due to a bull dog they have without our consent?
