Anyone have success in virtual wholesaling ? If so can you provide the steps in acquiring sellers , signing contracts on line, not viewing property and determing rehab cost if any, closing?

Hello I am a newbie as well from Miami, Florida

I have been interested in the real estate market for years.  I was a realtor about seven years ago and currently not active.  I was laid off about a month ago and decided this the opportunity for me to delve into my passion.  I have listened to many blogs, read so many articles on how to start investing with no or little money.   

I have found many properties that I would love to flip but do not have the funding.  I have ready stories where Hard Lenders or Private Lenders will invest 100% even include cost for the rehab.  I have not found Lender willing to do so.  Those individuals must of had personal relationship with these Lendors.

Are there any Lendors willing to take a chance on a newbie if the property is worth it?
