Very interesting observation, Susan. Can you elaborate on what you're seeing in the market?
Everything on the Cincy MLS that looks remotely like good deal is either a gut rehab in a very bad area, or an over-priced rent-ready rental in a bad area, or a rent-ready property selling at a very high retail price in a class B/A area. You'll find a lot better deals off-market as a wholesaler or marketer buying from distressed home owners who NEED to sell at a discount.
