Would like to 1031 from LTR into a bigger STR. Is there someone that has done this , knows some intermediary that can help, cost , fees etc. Would love to discuss strategies with a like minded investor/ individual. Let me know .

@Ken Boone -: thanks , that sounds very much in line with what I was thinking. Just out of curiosity, why are prices for these studies so high. With current technology, where you can virtually map every single asset and structure in the house, wouldn’t prices be much lower and dropping?

@Michael Baum - I talked to a big 4 lender , who said they allow STR on a vacation rentals (Airbnb) as long as you meet some guidelines around occupancy. 4-6 weeks per year and STR for rest . I don't think it's what you claim . Like to hear others

Have a few questions

1. Can you buy a property as a vacation home (10% down) , use it for personal use for 2 weeks in the year and use it as STR for rest ?

2. Can you do a cost segregation on this property and use it for W2 income tax deductions with bonus depreciation, assuming that would be a significant savings ? I understand the material participation rules required

3. If you put a property into service around September of a calendar year , rent out with average rental stays less than 7 day, can you still depreciate entire year with bonus depreciation ?

4. Any good recommendations on cost segregation firms who don’t break the bank but do a decent job ? Do people mostly try to use local firms for this ?

Looking for a STR property in the twin cities area that we can manage as a couple . Does anyone have any ideas/ experience in this area of the country . What areas in the twin cities have a better chance of STR success. Are there people willing to connect on this, that are investing in this category and using savvy accounting . Looking for friends / referrals etc .
