Good Day BiggerPockets goers,

I am at a loss in my situation. There is no right way to tell someone they smell and I really need one.

One of the tenants in my building smells so much that it's making the entire building smell really bad! I am trying to come up with a letter/notice to give them to get the situation dealt with but this is always an awkward and touchy subject. So I am asking for help on how to let them know their apartment smells and they need to deal with it or more aggressive measures will be taken. I have a draft of the letter already, but I'm not sure if it's appropriate or not.

Thank you all for the advice! I am currently looking into the situation to get more details on what happened. At the moment no action has been taken towards an eviction because as many of you have said we dont know the full details of the arrest. Thank you for your inputs all is appreciated!

Hello thank you for replying with this great advice. As of right now we am unaware of the terms of the arrest but I do plan on talking with the other tenant residing in the apartment when my husband gets home from work. 

I don't think there was any damage caused to the property because they seemed compliant but again I do plan to speak with the other tenant to see if it will affect their residency in the home. If damage was done the responsible parties will be billed for the damage. 

Hello I have a quick question and by the title I'm guessing you have a vague idea already of what it is.

My husband and I have recently bought our first investment property and so far we haven't had any problems with the inherited tenants except for smell, which I've been able to subdue thankfully, but this morning one of our tenants has been taken in under the law and we're not sure how to proceed.

What I mean is do we let them keep living here and is there a risk of it happening again? Can we serve them a notice to vacate to avoid risk of possible damage in the future? We were already thinking of terminating all leases at the end of the month, but we're rocky on how to handle these situations.
