Do you not qualify for an FHA loan? This only requires 3.5% down. Another option would be a 5% conventional loan. I believe there are some lenders that will accept 1 year of tax filings if you're self employed, but you will have to shop around.

@Shiraz Ali I personally stay out of the area.  Sure the price points are tempting, but if you're not experienced landlording I wouldn't recommend it.

Harrisburg has been great to me.  As @Dylan S. mentioned, the midtown area has been great.  I also like uptown Harrisburg above Division st.  The surrounding suburbs have some good rental markets as well (i.e. New Cumberland, Wormleysburg, Lemoyne, Camp Hill, Enola, etc.).  Like any city you have to be careful with Harrisburg because a block or two can make a HUGE difference, and I feel that aspect of Harrisburg is even worse than most other places.  I would certainly study up on the market or pick the brains of people that do know the market.

Hello @Nicolas Garcia! Harrisburg is a very tricky area to invest. It can be very 'block by block' like many cities, but I feel like Harrisburg is especially unique in that regard. I know parts of Harrisburg where a few blocks can be a difference between $200,000+ ARV and $40,000 ARV. I would strongly encourage you to know the local market and come to some of the local meetups that are held in Harrisburg. Download the 'meetup' app and search real estate to see all the information about the local REIAs.

Hey @Michael Perez congratulations on your recent wholesale success and on building your key team members.  Are all 3 of these properties in Harrisburg city?  When I see ARVs this low for 3-5 bedroom houses, these properties most likely are located in a C-D area.  If that is what you want, that is fine, but I just hope you are aware of the challenges that will come from these lower income areas.  At the end of the day if the numbers don't work, they don't work.  Don't try to manipulate your calculations to make the numbers work.  Most of the 'deals' the local wholesalers will send you are junk so be prepared to pass on most of these wholesale deals.

Hello @Andrew J Kleeman! Welcome to BP. I would highly recommend checking out some of the local REI meetups. Download the meetup app and search 'Real Estate'. There is a good meetup tonight in York at the Four Points Sheraton on Rt. 30 at 7 p.m. There are also some great ones in the Harrisburg area (about 30 mins from you). As @Karl B. said try Facebook Marketplace as well.  It's market specific for sure, but in my Market I certainly get most of my rental leads from that followed by postlets (zillow, trulia, hotpads), and then craigslist.
